Location
West Bay, Florida is located in north central Bay County in the Florida Panhandle, across St. Andrews Bay from Panama City. It is approximately 300 miles (500 kilometers) southwest of Atlanta and 100 miles (160 kilometers) west of Tallahassee.
Planning
JOE developed its project at West Bay using Florida’s novel “sector planning” process, which enables large-scale projects to plan development for the next 50 years. The West Bay Sector Plan's long-range planning framework is one of the project's unique advantages.
Conservation
Tens of thousands of acres, much of it along the western banks of St. Andrews Bay, and several of the bay’s environmentally-sensitive tributary creeks have been preserved as part of a wide-reaching environmental mitigation program. The conservation plan has earned the support of environmental groups.
Property Owner
The St. Joe Company (NYSE: JOE), a publicly held company based in Jacksonville, Florida, owns the vast majority of land in the West Bay Sector. JOE, one of Florida's largest real estate development companies, is primarily engaged in real estate development and sales, with significant interests in timber. Current Entitlements
JOE’s project at West Bay has an approved planning framework that includes commercial, office and industrial entitlements, preservation lands, recreation areas and residential and community facilities. Existing entitlements within the West Bay Sector can accommodate 4.4 million square feet (408,000 square meters) of industrial, commercial and retail space, more than 6,300 dwelling units (including lodging units) and 900 marina slips.
The West Bay Sector Plan at Build Out
The West Bay Sector Plan conceptual buildout contemplates approximately 27,000 residential units and 37 million square feet (3.4 million square meters) of commercial/industrial space.
